{"id":31643,"date":"2016-02-23T15:42:57","date_gmt":"2016-02-23T21:42:57","guid":{"rendered":"http:\/\/news.medill.northwestern.edu\/chicago\/?p=31643"},"modified":"2016-02-23T15:42:57","modified_gmt":"2016-02-23T21:42:57","slug":"home-sales-and-prices-continue-to-rise","status":"publish","type":"post","link":"https:\/\/news.medill.northwestern.edu\/chicago\/home-sales-and-prices-continue-to-rise\/","title":{"rendered":"Home sales and prices continue to rise"},"content":{"rendered":"<p><strong> By <a href=\"http:\/\/news.medill.northwestern.edu\/chicago\/?s=sony+kassam\" target=\"_blank\">Sony Kassam<\/a> <\/strong><\/p>\n<p class=\"dropcap\"> Existing home sales, supported by an improving labor market,  were better than expected in January, rising to the highest annual rate in six months, a trade group said Tuesday. <\/p>\n<p>The <a href=\"http:\/\/www.realtor.org\/\" target=\"_blank\">National Association of Realtors<\/a> said existing home sales, including condos, co-ops and single-family homes, inched forward 0.4 percent from December, to a seasonally adjusted annual rate of 5.47 million units, from a downward revised 5.45 million rate in  December. <\/p>\n<p>January\u2019s result surpassed the annual rate of 5.32 million that economists surveyed by Bloomberg had been expecting.  <\/p>\n<p>Sales are now 11 percent higher than a year ago, which is the largest gain since July 2013.<\/p>\n<p><!--more--><\/p>\n<p>\u201cThe housing market has shown promising resilience in recent months, but home prices are still rising too fast because of ongoing supply constraint,\u201d said NAR Chief Economist Lawrence Yun in a statement. \u201cDespite the global economic slowdown, the housing sector continues to recover and will likely help the U.S. economy avoid a recession.\u201d <\/p>\n<p>Chief Economist Brian Wesbury of First Trust Advisors wrote in an <a href=\"http:\/\/www.ftportfolios.com\/Commentary\/EconomicResearch\/2016\/2\/23\/existing-home-sales-increased-0.4percent-in-january\" target=\"_blank\">online commentary<\/a> that existing home sales are no longer affected by the new \u201cKnow Before You Owe\u201d rule. Introduced in October, the federal mortgage regulation lengthened the settlement process and influenced home sales to drop in November. But now we\u2019re seeing a \u201cclean\u201d number, Wesbury said. <\/p>\n<p>\u201cIn the year ahead, look for higher home prices to lure \u2018on-the-fence\u2019 sellers in the market, boosting inventory,\u201d Wesbury wrote.<\/p>\n<p>J.P. Morgan Economist Daniel Silver said in an online note, \u201cIt looks like the existing home sales data have held up pretty well recently aside from the short-lived drop in November.\u201d<\/p>\n<p>Separately, the S&amp;P\/Case-Shiller U.S. National Home Price Index also revealed continued solid house price growth. Released by the S&amp;P Dow Jones Indices, the leading measure of U.S. home prices recorded a small increase of 0.8 percent in December \u2013 completing a  5.4 percent annual increase in 2015, compared to 4.5 percent in 2014. <\/p>\n<figure id=\"attachment_31736\" aria-describedby=\"caption-attachment-31736\" style=\"width: 853px\" class=\"wp-caption aligncenter\"><img fetchpriority=\"high\" decoding=\"async\" src=\"http:\/\/news.medill.northwestern.edu\/chicago\/wp-content\/uploads\/sites\/3\/2016\/02\/Home-Sales-Graph.jpg\" alt=\"Home-Sales-Graph\" width=\"853\" height=\"500\" class=\"size-full wp-image-31736\" srcset=\"https:\/\/s3.amazonaws.com\/medill.wordpress.offload\/WP%20Media%20Folder%20-%20medill-reports-chicago\/wp-content\/uploads\/sites\/3\/2016\/02\/Home-Sales-Graph.jpg 853w, https:\/\/s3.amazonaws.com\/medill.wordpress.offload\/WP%20Media%20Folder%20-%20medill-reports-chicago\/wp-content\/uploads\/sites\/3\/2016\/02\/Home-Sales-Graph-300x176.jpg 300w, https:\/\/s3.amazonaws.com\/medill.wordpress.offload\/WP%20Media%20Folder%20-%20medill-reports-chicago\/wp-content\/uploads\/sites\/3\/2016\/02\/Home-Sales-Graph-768x450.jpg 768w\" sizes=\"(max-width: 853px) 100vw, 853px\" \/><figcaption id=\"caption-attachment-31736\" class=\"wp-caption-text\">Total existing home sales in the United States have increased the highest since July. (National Association of Realtors)<\/figcaption><\/figure>\n<p>\u201cThese results were modestly below expectations, but the data still show house prices continuing to appreciate at a solid rate through the end of last year,\u201d Silver wrote, adding the West has seen the strongest gains in home prices. <\/p>\n<p>With annual price increases in the double-digits, Portland, Oregon; San Francisco, California; and Denver, Colorado experienced the highest year-over-year gains among the 20 cities. Portland continued to stay on top with an 11.4 percent year-over-year price increase, while Chicago had the second lowest annual price increase with 2.4 percent.<\/p>\n<p>David M. Blitzer, managing director and chairman of the Index Committee at S&amp;P Dow Jones Indices admitted the pace is slowing but also said continued home price increases \u201cshould encourage further activity in new construction.\u201d <\/p>\n<div class=\"featurecaption\">Photo at top: U.S. home sales and prices continue to increase, with Chicago near the bottom in home price growth.
